Buyer Support

Guidance from your very first step to the day you get your keys.

Buying a home is a big decision. Here is the basic six-step process. Every family’s situation is different — reach out and Linh will help you move forward clearly and without pressure.

The Process

The 6-Step Home Buying Process

1Decide to buy & prepare your finances+

Start by getting clear on your budget, your monthly comfort zone, and how much you can put down. Review your credit, savings, and any down payment assistance you may qualify for, so you shop with confidence instead of guesswork.

2Get your loan documents & pre-approval+

A lender reviews your income, assets, and credit and issues a pre-approval letter. Sellers take offers with a pre-approval far more seriously. Linh can introduce you to trusted lenders, including Vietnamese-speaking ones.

3Choose your Realtor+

Your Realtor guides the search, negotiates for you, and keeps the paperwork on track. Meet, ask questions, and choose someone who communicates clearly and knows the neighborhoods you care about.

4Tour homes & choose the one+

Tell Linh your must-haves and nice-to-haves, then tour homes in person or by video. Compare neighborhoods, schools, commute, and long-term value before choosing the home that fits your life.

5Make an offer, escrow, inspection & appraisal+

Your Realtor helps you set an offer price and terms. Once accepted, escrow opens: you do the home inspection, the lender orders the appraisal, and any repairs or credits are negotiated while contingencies are cleared.

6Close & get your keys+

Sign the final loan and escrow documents, wire your closing funds, and once the sale records, you receive the keys. Linh stays with you through the final walkthrough and beyond.

FAQ

Frequently Asked Questions

How much do I need for a down payment?

It depends on the loan type. Some programs allow as little as 3% to 3.5% down, while conventional purchases often aim for 5% to 20%. A lender can give you exact numbers for your situation.

Do I need a pre-approval before touring homes?

It is strongly recommended. It tells you what you can afford and shows sellers you are a serious buyer when you are ready to make an offer.

How long does escrow take?

Many purchases close in about 30 to 45 days after the offer is accepted, depending on the loan, inspections, and the terms you agree to.

What does it cost to work with you as a buyer?

Please call or send a message and Linh will walk you through how representation and compensation work before you commit to anything.
